Land Opportunity for Golf Course Near Orangeville Available for $12 Million

Developers and investors looking for a new property with lots of potential may be interested to know about the availability of 386 acres of land that was originally slated to become a golf course. Situated in Caledon about four kilometres south of Orangeville in Ontario, Canada, the available land includes a 27-hole golf course and features an asking price of $12 million.

Sitting on the market for only one month, the land was originally set to be the Pinnacle Heights Golf and Country Club before the owner recently changed their mind.

According to Senior Manager Adam Cairns of Melrose Investments, Inc., the Oakville-headquartered development firm selling the land and golf course, the shift in direction is primarily due to the realization that golf is the really not their core business. However, he adds that it is a great course worthy of a buyer that perhaps would make a better fit.

As for location, the property is west of Highway 10, south of Highpoint Sideroad and east of Willoughby Road. There is potential for great growth given that the land has approval for not only the 27-hole golf course but also a lodging facility, which may be appealing to those in the travel and tourism industry.

Now that spring is officially here, the listing agent for the land, Gordon White, acknowledges that the owner had been actually thinking about the selling six months ago but was simply waiting for the right season which has finally arrived.

Spanning 10,505 yards, the pristine 27-hole course layout was designed by Carrick Design Golf Course Architects and also features a driving range, clubhouse, banquet facility, pro shop and 28-room accommodations, all features which contributes to its potential of being an attractive golf destination.

Additionally, the firm’s portfolio of other golf courses in the area include Angus Glen Golf Course in Markham, Eagles Nest Golf Course in Maple, King Valley Golf Club and Osprey Valley in Orangeville, among others. Principle Dough Carrick also had a hand in designing Ansung Golf Club in South Korea and the Pannon Golf and Country Club in Hungary.

Despite the original blueprint, the future owners of the golf course and land have great flexibility. People close to the golf project reveal that the original developer’s interest in developing the land for the golf course goes back to 2002, and is actually all ready to go.

Specifically, Caledon’s eastern manager of development, Casey Blakely noted that there were two separate planning applications for the golf course one in 2002 and the other in 2008. Since then, the land has experienced a few issues including concern by nearby landowners of how groundwater and the use pesticides would impact local farmland but that was eventually settled by the developer and the town.
